Iscon-Ambli Road’s evolution into a mixed-use zone has introduced dense traffic and significant commercial activity, creating an environment less conducive to premium residential living.
Iscon-Ambli Road, once the crown jewel of Ahmedabad’s high-end real estate market, is witnessing a steady decline as the premier residential destination. Its charm has eroded due to increasing commercialisation, rising congestion, and a loss of its tranquil character, prompting affluent homebuyers to explore alternative locations better suited to their preferences.
From a symbol of luxury and exclusivity, Iscon-Ambli Road’s evolution into a mixed-use zone has introduced dense traffic and significant commercial activity, creating an environment less conducive to premium residential living. Once a serene enclave, the area’s changing dynamics have left many high-net-worth individuals disillusioned.
Bhavesh Thakkar, said, “There is no doubt that the Iscon-Ambli corridor remains one of the most premium locations in Ahmedabad, but the rise of mixed-use developments and commercialisation has significantly changed its character, making it less attractive to buyers looking for high-end residences. This has enhanced the appeal of alternate locations that offer a more peaceful and exclusive environment that resonates with the preferences of high-net-worth individuals.”
Mayur Prajapati said, “Iscon-Ambli Road emerged as a luxury residential destination due to its excellent connectivity and location. Its transformation as a predominantly commercial zone has impacted its appeal as a residential zone. Other nearby locations that offer similar charm and exclusivity for affluent buyers but without problems like dense traffic are emerging as preferred options.”
The Thaltej-Shilaj corridor, in particular, has gained traction as a preferred alternative, offering low-density layouts, green spaces and a promise of exclusivity. Its strategic location, excellent connectivity to both SG Highway and SP Ring Road, and enhanced infrastructure are contributing to its emergence as a luxury living destination. The shift also reflects the evolving priorities of Ahmedabad’s elite, with a greater emphasis on privacy, tranquillity and quality of life. As Iscon-Ambli Road grapples with its transformation into a commercial hub, the emergence of other corridors signals a major shift in Ahmedabad’s real estate market.
